4th Quarter West LA Real Estate Market Review

Brentwood – Los Angeles, CA

In Brentwood there were 14 single family home sales in December 2015, down from 28 in December 2014 and a 33% decrease from the 21 sales closed last month. The average list price for single family home sales in December 2015 was $6,605,571 compared to $2,435,036 for December 2014, representing a 171% increase. For the three-month period from October to December 2015, the average list price was 59% higher than the same period of the prior year. Average sales price for December 2015 was $6,287,684, compared to that of October through December 2015, which was $4,699,538. These results indicate that the sale price is trending up. Comparing December 2015 to November 2015, Brentwood saw a 60% increase in average sale price, and a 152% increase compared to same month of the prior year.

Pacific Palisades, CA

In Pacific Palisades there were 23 single family home sales in December 2015, up from 15 in December 2014 and a 64% increase from the 14 sales closed last month. The average list price for single family home sales in December 2015 was $3,422,913 compared to $2,818,667 for December 2014, representing a 21% increase. For the three-month period from October to December 2015, the average list price was 10% higher than the same period of the prior year. Average sales price for December 2015 was $3,364,110, compared to that of October through December 2015, which was $3,137,064. These results indicate that the sale price is trending up. Comparing December 2015 to November 2015, Pacific Palisades saw a 27% increase in average sale price, and a 22% increase compared to same month of the prior year.

Santa Monica, CA

In Santa Monica there were 34 condominium sales in December 2015, down from 41 in December 2014 and a 3% increase from the 33 sales closed last month. The average list price for condo sales in December 2015 was $1,038,494 compared to $1,613,490 for December 2014, representing a 36% decrease. For the three-month period from October to December 2015, the average list price was 3% lower than the same period of the prior year. Average sales price for December 2015 was $1,032,512, compared to that of October through December 2015, which was $1,226,072. These results indicate that the sale price is trending down. Comparing December 2015 to November 2015, Santa Monica saw a 30% decrease in average sale price, and a 35% decrease compared to same month of the prior year.

West LA, CA

In West LA there were 21 condominium sales in December 2015, up from 18 in December 2014 and a 91% increase from the 11 sales closed last month. The average list price for condo sales in December 2015 was $711,876 compared to $607,158 for December 2014, representing a 17% increase. For the three-month period from October to December 2015, the average list price was 7% higher than the same period of the prior year. Average sales price for December 2015 was $712,715, compared to that of October through December 2015, which was $697,141. These results indicate that the sale price is trending up. Comparing December 2015 to November 2015, West LA saw a 6% increase in average sale price, and a 18% increase compared to same month of the prior year.
